What is a home measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, an appraiser measures your home or property with a measuring tool — generally a tape or laser measuring device. As they move around the home, they note the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser creates a report and detailed sketch showing the total area of the home and the general layout. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service necessary?

Challenging property taxes

Tax records frequently reflect incorrect area of a property because the values can come from several sources, and sometimes go unverified — which means you may be paying for more square footage than you actually have! Unless a certified appraiser has completed a recent evaluation or home measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute what you're taxed. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property

A home floorplan service will ensure that you're paid fair market value for your house. Square footage is one of the most important elements potential buyers look for when purchasing a home — but since these values are often estimated rather than properly measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the property as well as the number of interested buyers. The only reliable method of using an accurate GLA when listing your property is to refer to a previous appraisal or measurement service completed by a certified appraiser (after any renovation that may have affected square footage).

For real estate agents

To ensure that your client's property sells at a price that accurately reflects true market value, we recommend asking for a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your thoroughness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tool for attracting potential buyers since they can view the layout and characteristics of the home before and after touring.
